Who I’m The Right Realtor For — And Who I’m Not

Not every seller needs the same kind of agent. And I’ve learned over time that trying to be the right fit for everyone usually means you’re not the right fit for anyone in particular.

So here’s some clarity.

 

I’m a Good Fit If…

You own a genuinely well-built home in an established Edmonton neighbourhood and you care about getting the positioning right.

You’re open to honest feedback — even when it’s not what you hoped to hear.

You understand that higher-end properties require more thought and less urgency.

You’re willing to talk about:

  • Where buyers might hesitate

  • What actually competes with your home

  • Whether timing makes sense at all

You don’t need hype. You don’t need theatrics. You want someone steady who can explain the why behind every decision. If that’s how you operate, we’ll probably get along well.

I’m Probably Not the Right Fit If…

You’re looking for someone to validate a number without discussion.

You believe renovation cost automatically equals resale value.

You want to test the market at a price that isn’t defensible and “see what happens.”

You expect heavy pressure tactics or aggressive sales language to solve a pricing issue.

There are agents who are very good at that approach. It’s just not mine.

How I Work

I tend to be direct — but not dramatic. 

If I think a price is stretched, I’ll explain why.  If I think waiting is smarter than listing, I’ll say that too.

In established communities especially, early decisions matter. The first few weeks on market often shape the entire outcome.

My focus is on:

  • Protecting long-term value

  • Positioning the property clearly

  • Creating confidence instead of urgency

Sometimes that means recommending patience. Sometimes it means adjusting expectations before we ever go live. What I don’t do is chase activity for the sake of it.

The Type of Property I Work Best With

Homes that:

  • Sit on strong land in mature neighbourhoods

  • Have architectural intent

  • Were built or renovated with care

  • Aren’t trying to be something they’re not

If a home has substance, it deserves a strategy that reflects that.

Selling a higher-end home in an established area isn’t about exposure alone. It’s about judgment.
