Most buyers don't start with a house.

They start with a feeling about where they want to live.

Maybe they've always liked a certain part of the city. Maybe they want to be closer to work, the river valley, schools, or friends. Or maybe they've simply driven through an area enough times to know it feels right.

Once that decision is made, the house becomes the next part of the equation.

Lifestyle Usually Comes First

A buyer might say they're looking for four bedrooms, a large yard, and a renovated kitchen.

But underneath that list is usually something else.

They want a certain kind of day-to-day life.

Maybe they want to walk more.

Maybe they want a quieter street.

Maybe they want to be close to downtown without living downtown.

The house has to support that lifestyle.

People Make Trade-Offs

Very few buyers get everything they want.

Someone might choose a smaller home because the location is better.

Another buyer might accept an older kitchen because the lot and street are exactly what they've been waiting for.

That's why comparing homes only by size or finish doesn't tell the whole story.

People aren't buying a checklist.

They're deciding which compromises they're comfortable making.

There are buyers who know exactly where they want to be.

They've watched the market for months.

They know which streets they like.

They've probably already lost out on a property or two.

When something finally comes up that checks the right boxes, they don't need much convincing.

They've already done the homework.

The Right Buyer Isn't Always the Obvious One

A home might appeal to a young family, an empty nester, someone moving back to Edmonton, or a buyer looking for a long-term property.

The important thing isn't trying to appeal to everyone.

It's understanding who is most likely to appreciate what the property actually offers.
